Scan to BIM is the process of converting 3D laser scan data (point clouds) into an intelligent Building Information Model (BIM). The point cloud provides accurate spatial measurements, and our modellers use this data to create a Revit model that represents the building's geometry, structure and services with the level of detail required for your project.
The appropriate Level of Development depends on your project requirements. LOD 200 is suitable for feasibility studies, LOD 300 for design development and planning, LOD 400 for construction documentation, and LOD 500 for as-built records. Most renovation and refurbishment projects require LOD 300. We can advise on the right level for your specific needs.
Timescales depend on the size and complexity of the building and the LOD required. A typical LOD 300 model of a single-storey commercial space can be completed within 5-7 working days after receiving the point cloud data. Larger or more complex projects are quoted individually with agreed milestones.
We deliver native Revit (.rvt) files as standard, along with IFC exports for open BIM collaboration. We can also provide DWG, PDF and NWC formats as required. All models include a detailed model production and delivery table documenting the elements modelled and the LOD achieved.
Yes. Our Scan to BIM workflows follow ISO 19650 information management standards and the legacy PAS 1192 framework. We produce BIM Execution Plans, maintain naming conventions, and deliver models with proper classification and parameter structures. This ensures our outputs integrate smoothly into BIM-mandated project environments.
Our Scan to BIM service includes the point cloud survey as part of the package. We handle everything from the initial site scan through to the completed Revit model. If you already have point cloud data from a previous survey, we can work from your existing dataset — just share the files and we will assess their suitability for modelling.
