Interactive 3D Programme Model for a 69,000 sq ft London Office Fit-Out

A four-floor, 69,000 sq ft commercial office at Stage 4 detail design, turned into an interactive browser-based 3D model with colour-coded phasing, per-floor layouts and a step-by-step staircase build sequence.

The Challenge

The contractor was taking a large central London office through Stage 4 detail design with a phased programme running across four floors and a new feature staircase. The programme information lived in Gantt charts and 2D general arrangement drawings, which made it hard for the client team, the design team and site management to see at a glance which areas were being delivered when, and how the phases related to each other physically.

What We Did

We built a full-building 3D model of the ~80m by 18m floor plate, including the angled west wing, the two cores and the rounded east end, from the architect's general arrangement plans and the project's phasing schedule.
Each floor was colour-coded to the contractor's phasing plan, with the west and east halves of the split floors shown as separate phases and the programme dates displayed alongside the model.
Per-floor layouts were modelled from the general arrangement plans: enclosed offices and meeting rooms, the reception and waiting area, tea points, phone booths, a fourteen-seat boardroom on the director floor and the breakout zones.
A separate viewer was produced for the feature staircase, showing the fourteen-step installation sequence with a narrated voiceover and the five technical drawings that govern it.
The model runs in any modern browser with no software to install. Floors can be isolated for a top-down view, and a walk-through mode locks the camera to each floor level so the team can move through the space as it will be built.

The Outcome

One shared visual reference for the client, the design team and site management, replacing a mix of spreadsheets and drawing sheets.
Phasing questions that previously needed a meeting can now be answered by opening a link.
The staircase sequence viewer is used to brief the installation team before work starts on site.
The model is hosted by Digital Scanning Group and updated as the design develops.
